<p>Milton Keynes is a big town of Buckinghamshire in the South East of England. It was formerly ranked as the new town on 23 January 1967. Many towns like Bletchley, Wolverton, and Stony Stratford along with the fifteen villages, and the farmland has been incorporated into its 89 kilometre square area. <p>Milton Keynes is a beautiful city that provides plots, flats, and houses over the ideal locations. Its plots are ideally suited for the investment purpose. <p>Painting birdhouses can be a fun hobby! Most unpainted birdhouses range from $5.00 to $20.00 at Michaels, a chain craft store here in the U.S. For the most part, they keep unpainted birdhouses in stock year &#8217;round. Birdhouses can be purchased from art and gift stores, craft shows, garage sales, antique stores, and even thrift stores. They are plentiful, once you get an eye for seeing them. Thanks to birdhouses, I have slowly and gradually improved my artistic skills.  You might wonder, why birdhouses?</p>
<p>Since birdhouses are made out of wood, they can be painted over and over. They are great to practice on.  In fact, the more paint, the better (especially if they end up outside). Another reason why I choose to work with them has to do with the multiple planes of birdhouse architecture. Trying new design ideas on different planes is easier than painting on 2-D formats. When painting on 2-D canvases, artists need to worry about composition and framing, whereas this is typically not too much of a concern when painting birdhouses.</p>
<p>I decoupage, glaze, antique, stress, sponge, stencil, and even faux paint birdhouses. Birdhouses are the perfect format to explore color schemes too. It&#8217;s natural to have some birdhouses turn out better than others. Typically, the better designed birdhouses can stay indoors (or put up for sale) and the lesser ones can go outside. Often times and as mentioned earlier, some of the birdhouses have several applications applied to them. I have to admit, after several layers of paint, the surfaces can get ruddy looking (but the birds and wasps never seem to care).</p>
<p>What could be a better hobby than to improve your artistic skills while housing our feathered friends? So, not only are you creating shelter for the little wild birds in your neighborhood, but what a unique gift to give to your friends. Think about it, if they put it in their backyard, no offense should be taken! (revised 2/12/2006)</p>

<p><b class="titler">Getting Raw Land Not A Raw Deal</b><br />

<p>There is more to buying raw land than meets the eye and more than a few individuals have wished they&#8217;d had a second chance upon finding themselves duped, conned, misled, ill-advised, uninformed, oversold, undereducated and often unprepared. They realize, often too late, that a raw land purchase should be properly investigated, evaluated and negotiated using a logical and rational plan.</p>
<p>Let me start by saying I&#8217;m not a geologist, soil analyst, surveyor, engineer or land consultant. I&#8217;m a passionate real estate investor, licensed agent, appraisal assistant and landlord who purchased various raw lots, as large as a 15-acre parcel, for investment and building projects. In addition, I have consulted with numerous individuals proficient in real estate, who have contributed to my general awareness of the conditions and merits of raw land. We, as small investors, can further use this information to our advantage in wisely choosing land and utilizing it to it&#8217;s highest and best use regarding fulfillment of our needs, wants and desires.</p>
<p>This chapter is not a technical sleeper and as such, it will not go so far as to tell you how much lime to add to your soil to adjust PH levels (7.0 is neutral) but it does try to get you thinking about some of the more general considerations that can lead you to further investigate your options using this material as your starting point.</p>
<p>With that said, the first question I&#8217;ll ask you is what exactly do you intend to do with this land once you have it? Why are you buying it? What purpose do you have in mind for land? Are you going to build a home, purchase a lot for retirement or investment? Will you acquire considerable acreage for farming or subdivision? Do you want commercial, residential, recreational or agricultural? Will it be in the north, south, east or west?</p>
<p>So your first question should be, what am I, or we, buying this land for? Will it satisfy my, or our, requirements? To get answers to these questions you would best be served by talking to those who will be most intimately involved with the land, such as your spouse, partner, family members, associated owners, etc. Once you have a clear understanding of what the land is supposed to satisfy, then your search can begin. So often people waste their time and effort because the significant partners have such a wide gap in what each person truly wants from the purchase that they never settle on anything or end up with much less than they could have had.</p>
<p>Land can be said to consist of soil, geology, water and climate. Whether you&#8217;re looking at beaches, mountains, deserts, high plains or city lots, they all have some basic components. Some of the basic requirements we most often seek are clean air, water, electricity, sewage disposal and trash removal.</p>
<p>Clean air might be construed as freedom from dusty roads, smog, foul smells from industry or landfills, free from noise of traffic, airports and/or neighbors.</p>
<p>Water availability is essential and is often desired for aesthetics as well as drinking, bathing, washing, cooking, cleaning, toilet facilities and watering vegetation. We also enjoy lakes, rivers and streams for recreation. Others enjoy the tranquil sounds that our streams, rivers and oceans can provide. Without a doubt, water availability is a major concern. Note: A 1666 square foot roof can capture 1000 gallons of water for each inch of rainfall; cisterns of all types have existed since the dawn of man.</p>
<p>Electricity is another necessity that we often take for granted. Is a power plant within a reasonable distance from the land or will it cost you thousands of your own dollars to run cables across public lands to get your electricity hooked up? How far are gas and oil suppliers?</p>
<p>Sewage disposal &#8211; 25% of our country is on a well and septic system. If you don&#8217;t have access to public utilities, will your land support a septic system as well as the water to operate it?</p>
<p>Solid waste disposal &#8211; how far is the landfill? Is there a collection service? You can&#8217;t burn everything; how will you get rid of it?</p>
<p>Those are the major necessities for modern, everyday living&#8230;things that we really need, but can often overlook until after the contract is signed. Others essentials are a telephone, mail delivery, shopping, police, fire station, hospital/emergency services, schools, churches, recreation facilities and access by good roads and highways.</p>
<p>You&#8216;ll want answers to questions like those above and county officials such as planning and zoning, community development and building departments are a good place to start. I would also call utility companies about water, sewer, electric and phone, and talk to neighbors, contractors, developers, real estate agents, appraisers and a local surveyor to have some of the more important questions addressed at the beginning of my search. I wouldn&#8217;t rely on the sellers to be all-knowing, either.</p>
<p>Again, planning and zoning departments can offer the following: Maps of existing uses, forecasts of future development, lists of planned new roads, utility extensions, locations of planned waste disposal facilities, details on environmental areas and future land uses. They also regulate building codes, curb-cut permits, historic preservation, housing codes, subdivision regulations, tree cutting and zoning laws. They usually have aerial photographs and plat maps that can help you to better identify and evaluate the land in question. </p>
<p>Do you already have your location identified? Will it be in the east where the weather is often wet and humid or out west where it is predominantly arid and dry? Will you be living in cold weather in the north or gravitating towards the southern hemisphere? Concerning location, what are you least comfortable with: Avalanches, landslides, earthquakes, flooding, hurricanes, tornados, tsunamis, volcanoes and/or wildfires? You may want to investigate areas of interest by going to websites like <a href="http://www.officialcitysites" target="_blank" rel="nofollow">http://www.officialcitysites</a>. You will get a better picture of what awaits you concerning it&#8217;s economy, environment, population, recreation, educational, medical and employment facilities to name a few.</p>
<p>Let&#8217;s assume you know where you want to buy this land, why you want to buy it, and how and when you will use it once you have it. The following general observations, ideas and information may help you to further investigate the alternatives that are available to you in your endeavor to find the land of your dreams.</p>
<p>Raw land is unimproved property; it has no utilities, sewers, streets or structures and usually must be cleared.</p>
<p>Here are (or can be) a few drawbacks that are sometimes associated with raw land:</p>
<p>	Negative cash flow; usually the land does not generate any income while you pay the principle, interest, taxes and costs of development.<br />
	Tax advantages are scanty as land cannot be depreciated.<br />
	Generally, raw land is considered a long-term ill-liquid investment that often takes time before gains can be realized.<br />
	Risk of loss on resale can occur if you choose poorly, fail to evaluate and negotiate properly, the economy slips or various other unforeseen events occur.<br />
	It is difficult to obtain traditional financing on or borrow against accrued equity. </p>
<p>Here are some possible benefits to raw land:</p>
<p>	Land has the potential to experience tremendous appreciation if bought in the way of growth, or if a higher and better use can be achieved.<br />
	Owner financing can often be obtained through the seller at below-market rates.<br />
	Subdividing can create added value and provide for immediate returns.<br />
	Privacy and pride of ownership can provide a secure feeling to the holder. </p>
<p>What is considered good and bad land? </p>
<p>The worst you can buy is swamp or marshland. Most often flat land is the least expensive to develop and the most desired for building purposes. Land with barren rock will increase costs and virtually eliminate a basement just the same as a high water table.</p>
<p>Note: Loamy soil, which consists of a balanced mixture of clay, sand and some organic matter, appears rich and dark in color and is considered ideal for most purposes. As opposed to good soil, you don&#8217;t want hard cracking ground when dry and sticky soil when wet. Warning! Check with your state offices for the presence of expansive soils; this stuff cracks foundations in the most insidious ways, leading many to ruin.</p>
<p>Many people are literally being driven to the hills. Granted the views can be spectacular but roads, utilities, water, sewer, and foundations, such as pilings, can add 25-30% to building costs alone, further adding to this already expensive proposition. When considering going vertical, an 8-degree slope is about the limit when concerning building economically on hillsides.</p>
<p>Plots with trees, a view, rectangular in shape, a gentle slope or none and a good location are most often preferred, and streams can boost values by 100% in some cases.</p>
<p>How to determine the value of raw land </p>
<p>Using the appraisers standard view of estimating value can give us some clues, so let&#8217;s look at what appraisers do!</p>
<p>	Site size and shape, represented by frontage, width and depth.<br />
	Corner influence equals visibility for commercial, or privacy for residential.<br />
	Plottage, has assembly or combining of parcels been accomplished.<br />
	How much land is excess or surplus; surplus has less value than what is required.<br />
	Topography: Land&#8217;s contour, grading, natural drainage, soil, view and usefulness<br />
	Utilities: Sewers, drinking water, natural gas, electric, telephone, cable, etc.<br />
	Site improvements: Landscaping, fences, gutters, walks, drives and irrigation<br />
	Accessibility: Parking, location, streets, alleys, connecting roads and highways<br />
	Environment: Climate, adequate water supply, air quality, streams, rivers, lakes, oceans and the absence of any hazardous materials </p>
<p>An old timer once gave me this advice: He said, &#8220;Dan, always try to buy land that is located as close to those amenities that an area is famous for, as that is often the reason people come to certain areas. He lived in Florida and had plenty of beachfront property located in tourist areas, which clearly illustrated his point.</p>
<p>Who has this raw land and how do we find it? </p>
<p>You may start your search by contacting farmers, investors, real estate agents, state and federal agencies, cities with odd lots they need to put back on their tax rolls, bureaus of land management, federal marshals, tax sales, bank foreclosures, developers, property heirs, the elderly, and family and friends. Use your networks and birddogs while driving areas of interest looking for further opportunities to buy.</p>
<p>Property is often advertised through newspaper ads, real estate brokers, For Sale by Owner signs, flyers, bulletin boards, the Internet, etc. A quick note on how not to buy is in order here. I would not recommend buying land from a glossy brochure or big development company as it is almost always overpriced to cover large overhead costs, advertising and profit. Also remember when a building boom is on, land prices rise. You will do much better buying when demand is low. Another caveat is to stay away from land that is advertised outside of its normal market as it is often overpriced or has problems; otherwise, a local buyer would have bought it!</p>
<p>If you want to find the deals, then most often you are going to have to dig for them. A few successful methods may include visiting the county clerk/recorder&#8217;s office to search the public records for the following:</p>
<p>	New probate filings, use them to contact heirs<br />
	Eviction proceedings to contact out of state landowners<br />
	Arrests &#8211; these people may need money and may also be going away for a while.<br />
	Bail bondsman who may have forfeited collateral in the form of land.<br />
	Divorces filed, leading to a division of assets<br />
	New guardianships to contact disinterested heirs.<br />
	Deeds in lieu of foreclosure, private sellers may in turn sell it to you.<br />
	Lis pendens means litigation pending, often signaling foreclosure.</p>
<p>You will most often be contacting many of these sources by writing to them. Don&#8217;t get discouraged when you don&#8217;t get immediate replies, as the average response rate is one reply for every eight letters that you send. The pros will get on lists and pay services to monitor many of these potential sources, however, good old-fashioned detective work does pay off. When researching in this manner, secrecy is one key and fast action using all cash is the other.</p>
<p>A special consideration to note when hunting legally challenged property is to have a title company in addition to the regular search of mortgage. Tax and easement liens also check files for I.R.S. liens, bankruptcy filings and judgment liens. </p>
<p>Quick review</p>
<p>Up to this point we have talked about not getting conned when starting out. We also noted that it pays to understand what everyone wants from the land to start. You are aware that utilities and basic necessities are very important considerations. You know whom to contact to get further in-depth information on properties of interest. You know flat land with natural amenities is the most desirable and economical to develop. You are more familiar with the risks involved with this type of real estate and you also know that rock, marshes and hillsides can be expensive to develop. You have a better idea of how an appraiser begins to determine value and you may have a few ideas on how to find land and the people who own it.</p>
<p>With that said, we are ready to get down to the business of evaluating, negotiating and financing our well-sought piece of terra firma. What follows is a basic checklist. There is more to consider but this will get you off to a running start.</p>
<p>Basic Raw Land Checklist</p>
<p>	Get the most recent and valid information available: A copy of the deed containing the legal description with any covenants and/or restrictions.<br />
	Get the street address, a plot plan indicating the specific property location, a survey, a preliminary title report, a recent map and any aerial or land based photographs to help you locate fence lines, trails, roads, streams, ponds, building locations, etc. Walk the land to verify, evaluate and correlate what is indicated, also looking for any signs of hazardous waste dumping, burying or burning.<br />
	Determine present use in zoning, according to what planning and zoning tells you. Symbols are used to designate uses &#8211; here are a few:</p>
<p>A1: Agricultural with single family home<br />
		<br />C: Commercial business<br />
		<br />CO: Commercial office<br />
		<br />FP: Flood plain<br />
		<br />M: Industrial<br />
		<br />R1: Residential single family<br />
		<br />R1H: Residential hillside<br />
		<br />R2 : Residential multifamily<br />
		<br />RT : Recreational tourist/ Residential transitional</p>
<p>General categories include:</p>
<p>Farm, Ranch and Timberland<br />
	<br />Recreational or Resort<br />
	<br />Industrial<br />
	<br />Commercial/Business<br />
	<br />Residential<br />
	<br />Mixed use</p>
<p>	Confirm who owns it, their full name, address and phone number<br />
	Find out what they do; are they a dealer in real estate?<br />
	Ask if anyone else is on the title or has authority to act<br />
	What are the annual taxes and assessed values?<br />
	Ask why they are selling and how long they have owned it<br />
	If the owner doesn&#8217;t want to sell, ask if they would consider selling a parcel of it.</p>
<p>The preceding is an abbreviated checklist. It is meant to get you started off on the right foot. Many people will research buying a new car more thoroughly than they would when buying raw land; there are many good books that are devoted solely to the subject of raw land. This type of investment is generally not the best choice for the new investor but often times people look to build they&#8217;re dream homes away from developed areas and for that reason I have included my two cents here.</p>
<p>Finance considerations $$$</p>
<p>Raw land as opposed to improved property is much more difficult to finance through traditional lenders. The main reasons are that it generates very little income, development costs can be expensive, there are no buildings or improvements that can be used as collateral and it is often considered speculative.</p>
<p>For those reasons mentioned we find that sellers are often our first choice regarding financing. It is typical for a seller of raw land to accept 10% down and the rest to be paid over time at a specified (below market) interest rate. This would be an example of an installment land contract. Other forms are contract for deed, mortgage and note and purchase money mortgages. In these cases, a real estate attorney usually drafts these contracts and a bank will act as an escrow agent to facilitate verifiable records of payments received. The seller often retains the deed until the property is paid for in full.</p>
<p>If you want to investigate bank financing, then you may start out by offering 30% down with a seven-year mortgage, with the bank getting an extra percentage point over and above the current interest rates for standard loans. This may not be accepted but it does give you a starting point to see just what they may be willing to do.</p>
<p>If you plan on building on your land, then having a development plan with an appraised set of blue prints for the project will help the lender in justifying your loan. If you can use equity from other property, then paying substantial down payments may also be an option.</p>
<p>My final words of caution here would be to know values and don&#8217;t overpay. Always offer less when possible and research recent sales of comparable properties. The larger a parcel is, the cheaper it tends to get per acre. Ask an agent what an acre of land tends to go for in the area that you are considering; try to buy more than one acre.</p>
<p>When buying residential lots, builders try to keep raw land costs down to 10% of the overall value of the project. If streets and utilities are already in place, then they will use 25% as their guideline. If you can combine or assemble parcels or achieve zoning changes with property, you have a good chance of immediately increasing its value. Always physically inspect the property and do your research before obligating yourself to buy it. Try using contracts with contingencies put in to protect yourself. In essence, these are really options that let you control the deal while you investigate and research the land&#8217;s potential to satisfy your objectives. <p>CALGARY (CBC) &#8211; The real estate market in Alberta appears to be on the rebound, experts in the field say.</p>

<p>House sales will increase as by as much as 10 per cent in many communities this year, the Canada Mortgage and Housing Corp. says, with prices in Alberta predicted to rise between four and five per cent.</p>
</p>
<p>That means buyers and sellers will be on a more equal footing, some realtors say.</p>
</p>
<p>&#8220;It was a buyer&#8217;s market going into the year in sort of the fall area it had slipped into almost a seller&#8217;s market,&#8221; said Gary MacLean of Remax.</p>
</p>
<p>However, he said, current conditions suggest the market has settled considerably. &#8220;Nobody has an advantage either way, buyer or seller.&#8221;</p>
</p>
<p>The CMHC&#8217;s regional economist, Lai Sing Louie, said an increase in demand means even places hit hard by lower oil prices last year will recover.</p>
</p>
<p>&#8220;Grande Prairie was very soft because of the downturn,&#8221; he said. &#8220;Fort McMurray also was impacted by the drop in oil prices, which have recovered quite significantly.&#8221;</p>
</p>
<p>Nevertheless, he said, a market like Canmore still has a lot of homes and condos for sale.</p>
</p>
<p>&#8220;And with economic downturn that impacted some incomes the second house is really a luxury to some extent, so that market will take a little more time to recover.&#8221;</p>
</p>
<p>Immy Gangji, with CIR Realty in Calgary, said the rebound in the real estate market depends on one crucial factor.</p>
</p>
<p>&#8220;It&#8217;s the first-time homebuyer that starts the domino effect,&#8221; Gangji said. &#8220;If the first-time homebuyer is not buying then that move-up buyer is not buying and so on and so on. So first-time home buyers are definitely the critical marketplace.&#8221;</p>
</p>
<p>At the moment, Gangji said, condos and homes below $450,000 are the best sellers.</p>

<p>Have you ever stayed up late at night hoping to catch the infomercials on how to make it rich in real estate? No money down! Or spent endless hours reading this how to or that real estate success story book, maybe even gone to a boot camp or two? &#8230; None of which have helped&#8230;</p>
<p>I once read that if you read 7 books on a subject, that doing so, will make you an expert. I am not so sure it will but it does add a considerable amount of confidence to you as you prepare to introduce yourself to your new world.</p>
<p>What I find fascinating is that they all have a slight twist on the same goal.. The goal of buying real estate below market value, for as little money invested as possible, then selling for a profit. The American Dream&#8230; Get rich in real estate&#8230; We have all heard that the only way to become obnoxiously rich is to invest. In fact, when we are born we are slapped on the ass to breath and told get rich through buying real estate. No wonder why so many of us are choosing real estate as the means to wealth.</p>
<p>Every home type cable channel has their own version of the &#8220;How Too&#8221; &#8220;Flip this&#8221;, or &#8220;Rehab that&#8221;, programming that brags &#8220;make more money than you have ever made before, and you don&#8217;t even have to know how&#8230;</p>
<p>I wish it were that simple.. It is/was for some of you I am sure and I imagine as you reflect on your beginning, as you tried figuring out your tomorrow, doing so was the most frightening battle you faced. But here you are, a success, the one that people will look at now and say, &#8220;if he can do it, I can too&#8221;. </p>
<p>As the year quickly approaches its end, I sit reflecting what I have accomplished and how to help those new investors who want so badly to create their paradigm shift on riches. What little hint or knowledge can I give to turn the light bulb on? Can you hear the rally yell, &#8220;You can buy houses too&#8221;?</p>
<p>And you can&#8230; My wife, being a third grade teacher tells me all of the time, that the reason most don&#8217;t jump in is because they like the security of knowing they have a paycheck coming and that their retirement is being taken care of, or that the health insurance coverage is too costly to give up. And I politely tell her, that in two weeks this month, I will have earned what it will take her all year to earn. I feel bad for those that have the attitude that they cant make the change because of fear. Fear is a great emotion, we can either let it stop us or we can use it to succeed.</p>
<p>Most investors don&#8217;t &#8216;Burn their Boat&#8221; when they start&#8230; most look at this career as a part time career at best. They keep their day job as a subsidy to their income until that big break. That one investment that will get them to go over the top.. That big deal&#8230;</p>
<p>I understand that saying to your wife/husband, girlfriend/boyfriend &#8220;honey I quite my job today and we are going to be rich&#8221; is not something that easily flows out of ones lips.. I am also not so certain that entering into this career slowly isn&#8217;t the best option for most investors.</p>
<p>So here you are ready to make millions. Eager and willing to do something, but what? What is the first step to fulfilling the promise given to us a birth?</p>
<p>This may sound so clich&#233;, but in my opinion you must set your goals first. You will not succeed by determining the amount of money you want to make, but instead what do you want out of this paradigm shift? Decide in the beginning those things that will drive you to success. Sure some are going to be physical possession but I bet some of them will be spiritual and mental.</p>
<p>So if you would, go grab your wife/husband, girlfriend/boyfriend and say these words to them &#8220; Honey would it be okay if we started making more money&#8221;? If their answer is yes then get into your car and drive. Stop by a store to buy</p>
<p>1. 24&#8221; x 36 poster board<br />
<br />
2. Glue stick.<br />
<br />
3. Set of magic markers<br />
<br />
4. Scissors</p>
<p>After you&#8217;re done buying your supplies drive to the neighborhood that you always wanted to live in, the ones that only those &#8220;rich&#8221; people can afford. Drive around and look for houses that are listed for sale. When you find them ask yourself if you would like to live there&#8221; If the answer is YES then take a flyer out of the flyer box. Don&#8217;t let size or price get in your way. BTW call the agent and make an appointment to see the inside&#8230;</p>
<p>Then drive to the auto dealership and pick out the car you have always wanted&#8230; Take it for a test drive, smell the interior&#8230; What color is it? Pick out the accessories, from rims to navigational system. Don&#8217;t forget satellite radio either. Find out how much it costs&#8230;CASH&#8230; get a Broacher on it.</p>
<p>Now drive to the chain bookstore, they&#8217;re open late so you wont have any problems getting in.. Walk over to the magazine section and start looking through the vacation magazines for that special vacation you have always wanted.. Don&#8217;t tear that page out of the book, just pay the 4 or 5 bucks they want..</p>
<p>Now here is where it gets fun, there is something in that bookstore that you have always wanted. Maybe it is a how to book on loosing weight, maybe a book on the best colleges to send your children, even a book on your faith, what ever it is buy it.</p>
<p>Now find the section on real estate investing and buy the book with best cover&#8230; Don&#8217;t worry about content.. Maybe it says, &#8220;Zero to a Million&#8221; or &#8220;Get Filthy Rich&#8221; but it must say or show something that makes you inspired&#8230;</p>
<p>Now walk over to the coffee area and sit down together and cut out the pictures of the vacation, and the other book. Cut the cover off of the investment book, cut the car out of the Broacher. Using the glue stick glue the pictures and cover onto your poster board not in any order just so they flow. I would put the cover of the investment book on top as I would want to focus on it all of the time.</p>
<p>Now on the top portion of the poster board write, &#8220;these are my goals and I will achieve them&#8221;.</p>
<p>Somewhere on one side write the words &#8220;I am a great person and I am worthy of having nice things&#8221;</p>
<p>On the other side write &#8220; God loves me and wants me to become wealthy&#8221;</p>
<p>On the bottom, each of you sign your name and put the date.</p>
<p>After you get home place your poster somewhere where you can see it everyday, and everyone else who comes over can see it too. Don&#8217;t hide your goals from those who know and love you. AND don&#8217;t hide them from yourself&#8230;</p>
<p>I know this has nothing to do with real estate investing; you wanted some wisdom that would get you going. But I was reminded today as I began my journey to learn to swim a mile, it&#8217;s on my poster, as the young swimming instructor told me to cup my hands to hold water so that I could place my face, submerging my nose in the water and blow bubbles that learning starts with a desire.. We can not succeed unless we set a goal and follow a plan, sure there will be times that you will breath water up your nose and want to quit. Today my task to learn was blowing bubbles, tomorrow who knows but I will learn to swim a mile&#8230; And you will learn to buy houses too!</p>

<p>CALGARY (CBC) &#8211; The real estate market in Alberta appears to be on the rebound, experts in the field say.</p>

<p>House sales will increase as by as much as 10 per cent in many<span id="more-27"></span> communities this year, the Canada Mortgage and Housing Corp. says, with prices in Alberta predicted to rise between four and five per cent.</p>
</p>
<p>That means buyers and sellers will be on a more equal footing, some realtors say.</p>
</p>
<p>&#8220;It was a buyer&#8217;s market going into the year in sort of the fall area it had slipped into almost a seller&#8217;s market,&#8221; said Gary MacLean of Remax.</p>
<p>However, he said, current conditions suggest the market has settled considerably. &#8220;Nobody has an advantage either way, buyer or seller.&#8221;</p>
<p>The CMHC&#8217;s regional economist, Lai Sing Louie, said an increase in demand means even places hit hard by lower oil prices last year will recover.</p>
<p>&#8220;Grande Prairie was very soft because of the downturn,&#8221; he said. &#8220;Fort McMurray also was impacted by the drop in oil prices, which have recovered quite significantly.&#8221;</p>
<p>Nevertheless, he said, a market like Canmore still has a lot of homes and condos for sale.</p>
<p>&#8220;And with economic downturn that impacted some incomes the second house is really a luxury to some extent, so that market will take a little more time to recover.&#8221;</p>
<p>Immy Gangji, with CIR Realty in Calgary, said the rebound in the real estate market depends on one crucial factor.</p>
<p>&#8220;It&#8217;s the first-time homebuyer that starts the domino effect,&#8221; Gangji said. &#8220;If the first-time homebuyer is not buying then that move-up buyer is not buying and so on and so on. So first-time home buyers are definitely the critical marketplace.&#8221;</p>
<p>At the moment, Gangji said, condos and homes below $450,000 are the best sellers.</p>

<p>New Delhi, Jan. 1 &#8212; Selling luxury houses is acquiring a new lingo &#8211; customisation.</p>
<p> Buyers can now pick and choose the brands of chandeliers, sanitary ware, kitchen appliances and even home furnishings that would be fitted in their lavish condominiums as developers jostle against each other to sell high-end houses priced<span id="more-26"></span> upwards of Rs 1 crore. The idea is to inject an element of uniqueness in each flat in an apartment despite similar super-structures.</p>
<p> DLF, for instance, is allowing buyers of its super-premium luxury projects such as Aralias, Belaire and Park Place at Gurgaon to use the services of architects to specify the interior design. The alterations allow changes in bath fittings, flooring and minor tweaking in the structure.</p>
<p> &#8220;Our aim is to provide exclusive living experience ensconced in luxury, which can only be taken care of if we account for the unique tastes and preferences of the customers,&#8221; a senior DLF executive told Hindustan Times. Mumbai-based Ackruti City Developers&#39; have offered similar options.</p>
<p> &#8220;We are offering four different standards of customised interior options for an individual to choose from in our residential project Jewell at Andheri in Mumbai,&#8221; company chairman Hemant Shah said. &#8220;The idea behind the initiative is to make living a unique and pleasurable experience for an individual buying flats in the company&#39;s residential projects,&#8221; Shah said.</p>
<p> Analysts, however, said developers would have to carefully walk the wedge to ensure that there is no slip up in quality. &#8220;The customers should ensure that the quality issues are taken care off well,&#8221; said Anuj Puri, chairman of real estate consulting firm Jones Lang LaSalle Meghraj.</p>
<p> Ansal API is planning similar such initiatives in its luxury villas and apartments at its Greater Noida&#39;s Megapolis and Lucknow&#39;s Sushant City project. &#8220;Customisation requires redoing the interiors of an apartment, which escalates the cost.</p>
<p> While the buyer of a luxury villa is willing to shell out extra money for the ambience, the same may not be applicable for mid-income buyers for whom price is the sole important factor,&#8221; said Ansal API spokesperson. Millennium Spire- a Singapore-based private equity fund -plans to offer customised options for its mid-income housing projects as well.</p>
<p> &#8220;Instead of the pre-conceived built up apartments, we will offer floor areas for sale in which the end-user would decide upon the number of rooms to be built on the area bought,&#8221; Ashish Bhalla, managing director, Millennium Spire, said. Bhalla said the company would launch 5,000 such units over the next few weeks at Gurgaon.</p>
<p> These &#8220;apartments-on-demand&#8221; will be priced in the range of Rs 2,500 to Rs 3,000 per sq ft. &#8220;Architectural customisation will be the unique selling proposition for our houses,&#8221; Bhalla said.</p>
<p> Average size of a residential unit has been coming down in recent years &#8220;We will give them such choices.&#8221;.</p>
<p> The customisation bug, however, has not bitten all real estate developers. Unitech, Parsvnath and Omaxe said they do not have any plans to offer any customisation in their apartments.</p>

<p>On International Drive, a tourism corridor that benefits heavily from overseas travelers, merchants are noticing the difference.</p>
<p>&#8220;It&#8217;s maybe picked up,&#8221; said Zach Marino, manager of Texas de Brazil restaurant on International Drive. &#8220;In this area it&#8217;s hard to tell because this is the spot to be. We have a strong international clientele.&#8221;</p>
<p>Asian visitors increased by nearly 40,000 in 2004, and about 100,000 more Canadians traveled to Orlando last year than in 2003.</p>
<p>The visitors bureau noted that it has stepped up its national and international marketing of Orlando, having pulled back on such advertisements after 9-11.</p>
<p>&#8220;Our plan is more back-to-normal in terms of marketing thrust,&#8221; Peeper said.</p>
<p>New York remained the No. 1 source of domestic out-of-state vacationers to Orlando last year. Experts are predicting that 2005 will exceed last year in terms of both international and domestic visitors.</p>
<p>Earlier this month, Walt Disney World reported percentage growth in the low double digits among international tourists, while the number of domestic customers remained relatively flat during one of the rainiest Junes on record.</p>

Others would say that it&#8217;s because of the freebies that they give away.  A few would say that it&#8217;s because of the high quality of service that those sites are capable of delivering on a consistent basis.</p>
<p>But there is a unifying factor to all of these reasons: your needs are answered by the good content in their respective pages.</p>
<p>Let&#8217;s face it, visiting a site that contains junk data would just be a waste of our time.  As much as possible, we seek those websites that offer us the information we need.  Whether they be information about a particular hobby of ours, or about innovative strategies to help promote our businesses, or even about some leads to help us meet someone from the opposite sex, we all desire the knowledge that a site could impart.  And this knowledge can only be conveyed through good content.</p>

<p>Since such places are used by their owners for running a business, chances of it being good are high. The Business Centre would have a good ambience, which is very different from working from home. The entire concept of working from home is for house wives of for people with a lot of discipline and a shoe string tight budget. Sitting at home , a person like me would just play with kids and day dream of success.</p>
<p>Now when we started looking around for places in Gurgaon. All these places were cool but for the prices they would ask, which is 60k. To pay 60,000 INR per month for two seats made little sense to us. We could rent up a small flat in a commercial area and operate it by ourselves. That would give us more privacy and working space. Rather, the real winner of Business centre who offers office space for rent is definitely economical factors. Why else would someone go for a business centre for office space. We approached Rowalim Business centre in Udyog Vihar Phase IV. </p>
<p>The first week of working from a business centre and you start realizing the potential of having an office to go to. People would be quick to use the office address in their visiting cards, brochures, web-sites. It gives them credibility in the market place and a zeal to go to office for work every morning.</p>
<p>I walked into one of those smart yet low budget Business Centre in Gurgaon, Haryana (India). Gurgaon is place where lot of new MNC companies are setting up their offices. This place called Rowalim Business centre is a cute imitation of the Plug and Play offices which we get to see in Santa Clara CA. It has nice bright furniture, office colours, nice wash room, wi-fi connectivity, Air Con, 24 hour security, Power back up, tea and coffee on the house, healthy mix of things one needs in an office. All this and no commitment of time. </p>

r long.When I moved in, it was best value for money I could find. They were charging a mere 5k per month. Imagine the things I was enjoying for 5000 INR per month was far greater in value. These are the kind of places which instantly gives you good vibes. I met the owner of this place, Rishi Arora a young lad from Bangalore. </p>
<p>He owns this place. The name Rowalim was a tongue twister for us though. They even have their website as www.rowalim.com.We struck a deal and I started my branch office here in Udyog Vihar Phase 4. The benefits were for real. We <br />
were sitting amongst the big boys of the industry. Bharti, Toyota, Honda, Hyundai, CII, TCS, India Bulls, MDH, Airtel, Spice Jet, Call Centers, Finance companies, Orient Craft, Polaris. You name it and this place has it. And it&#8217;s proximity to the International Airport is a bonus.</p>
<p>The daily utilities are all around. Food, eateries, joints, pubs, malls, entertainment. When we were in no mood to slog anymore, we would take afternoons off to chill out in a near by mall. The malls here are nice and bright. And so many choices to choose from. Guess there would be around 20 malls around this area. Phew!</p>
<p>Had we tried to set up a a place like this on our own, we would have spent at least 5 times the money. This was a wise decision and we discovered a lot of additional benefits of working from a business centre. We were networking with other guys who had come to the business centre. There were companies who were setting up branch offices, trying new business models, Start up companies etc. Rowalim Business Centre helped up to network with them, establish strong working relationship and we were even doing business with a couple of those companies. To us it made sense to talk to these Rowalim Business Centre guys. What suits you best. You decide.</p>

<p>Establishing credit is very important especially when you are looking to purchase a large investment like a house. Your credit reports reflects how you manage your finances. Study your credit report and your financial history so you are familiar with it before applying for a mortgage. These reports will be needed for the mortgage approval process in finding out the interest rate and other loan terms. </p>
<p>Step 2- Familiarize Yourself with the Mortgage Industry</p>
<p>Do your research. Finding the right loan and lender is extremely important to your home buying success.</p>

<p>Selling Your Home &#8211; Tips For Pet Owners</p>
<p>As a pet owner, I do not need to be convinced of the joy that pets can bring to the family home. However, no matter how treasured a dog or cat may be, when a pet owner is attempting to sell a house, the animal&#8217;s presence can produce unanticipated problems.</p>
<p>When buyers and their agents want to view a listing, the presence<span id="more-23"></span> of a pet can introduce problems that make it appear less appealing than similar competing properties. Here are a few examples of typical situations that maycrop up when pets are involved.</p>
<p> 1. If sellers need to be notified prior to a showing so that they may make arrangements for their pets, potential buyers could lower the home&#8217;s priority on their list of homes to visit. It&#8217;s basically more convenient to visit a home when there aren&#8217;t any scheduling issues.</p>
<p> 2. Likewise, if sellers have special directions for dealing with pets, such as &#8220;put the dog in the laundry room&#8221; or &#8220;don&#8217;t let the cat go outside&#8221;, buyers may decide that it&#8217;s more convenient to view other properties first. In today&#8217;s very competitive market, anything that makes a showing complicatedcould be a negative factor.</p>
<p> 3. A barking dog can, of course, be a potential detriment. Irrespective of how friendly the dog really may be, buyers who are not comfortable with dogs could have concerns regarding their personal safety. Even quiet dogs who are overly friendly may be stressful to potential buyers and may reduce the length of time they spend in the home. The more timethat a buyer stays in a home, the more likely they are to be considering making an offer.</p>
<p> 4. The presence of a pet on the property may negatively affect a showing. I once had a showing of a house where the sellers left the housebut did not take their dog with them. Instead, the dog was left within the fenced-in backyard. The house was perfect for my buyer since his hobby was woodworking and the home included a separate woodshop building. Unfortunately, since his wife was terrified bydogs &#8211; and the woodshop was located in the backyard &#8211; they never even went out to takea look at it.</p>
<p> 5. Pets might produce odor problems no matter how sanitary the home might be. Pet owners get used to these odors and might not even notice them. However, buyers who are unaccustomed to living with pets might be turn<br />

ed off for concern that they could never completely get rid of the unpleasant smell. Ask your friends or your agent to give you an honest evaluation of any smells that they notice when entering your home &#8211; then take action to eliminate them.</p>
<p>Naturally, not all pets are a potential hindrance to the sale of a property. An aquarium or caged birds may enhance the decor and ambiance and might even be considered to be exotic. And, of course, if you are selling a farm or horse property, havinghorses would definitely be a plus.</p>
<p>While animal lovers might not find the presence of pets to be a problem, it is prudent to do everything possible to make sure that buyers who don&#8217;t seem to be &#8220;animal people&#8221; are not inadvertently excluded from the pool of potential buyers.</p>

<hr /><b>LOT&#39;S HAPPENING OVER COFFEE &#8211; Yahoo! India News</b>
<p>A coffee picker earns a rupee and a half per hour for his or her labour. At eight hours a day, it would still not be a whole number of even my unsubstantial salary. Yet I offered to do time at the Thirthagundi estate, one of the hundreds of coffee estates in the breathtaking Malnad region of Karnataka.</p>
<p>A recent weekend trip to the Caf&#233; Coffee Day (CCD)-owned plantation proved to be an eye opener in more ways than one. The 5 Senses Coffee Trail, a crash course in coffee appreciation&#8212;from its history to brewing it&#8212;was an educative and exhilarating experience, especially as the delightful Chikkamagaluru, or Chikmagalur weather complimented the stay. Incidentally, the town is on the periphery of the holiday map for the area, and CCD last year inaugurated what is arguably the resort destination in Karnataka, The Serai. But more on that elsewhere.</p>
<p>Coffee is said to have originated in Ethiopia in the ninth century when a Sufi monk discovered goats that consumed the coffee cherries were more energetic, says Dr Prakash Kenjige, Head, Research and Development, CCD. Its fame and reputation spread and it remained a closely guarded secret of the Arab world till expanded trade and smuggling spread it to the rest of the world in the centuries where seafaring mercantilism was at its peak.</p>
<p>In India, it is said that another Sufi saint, Baba Budan smuggled seven beans in his belly button and planted them in Chikmagalur in the 17th century, and the district to date remains the centre of coffee plantations in the country. Baba Budan is still revered in the area for his service, only violent competing claims by some Hindus and Muslims have led to a ban on any visits to his shrine&#8212;a Babri Masjid-like situation in south India.</p>
<p>Coffee grows best in cool tropical climates. In India, south Karnataka and Kerala produce the bulk of India&#39;s 2,93,000 tonnes, the production for last year. Two major varieties are grown, Arabica and Robusta, though the former has greater value for exports. There are about 800 varieties in all though. And there are four crucial individuals in the journey from the plantation to your cup at a nearby cafe&#8212;the planter, roaster, blender and brewmaster. We would meet them all, we discovered.</p>
<p>Coffee, before the cup</p>
<p>The coffee plant requires about a year to grow from the seed, planted in nurseries. The saplings are then transferred in plantations, on average 1.8 hectares in India. The flowering season is in February, and the fruit takes about nine months to mature. While CCD, India&#39;s largest owner of estate area with about 8,000 acres, grows its own coffee, it also buys from other plantations, says Dr Kenjige.</p>
<p>Coffee plantations are not just about coffee, we soon discovered. The plantations are dominated by tapering silver oaks and arecanut trees, both which are pruned by specialists who, to do that, do not climb each tree individually, but swing from one tree to another. Just watching them to do at heights of about 15 to 20 feet makes one dizzy. The forests abound in orchids, growing high in the hills. We did not just stop to watch lush green peppers, but bit into them immediately. Hot, but oh so fresh.</p>
<p>The ripe red coffee cherries are best for picking&#8212;note that unlike tea, which comes from leaves&#8212;coffee comes from fruit, making processing that much more difficult, points out the coffee lobby, combating the much greater popularity of tea in India. The cherry has few takers, as it is sweet in an unpleasant way. Apart from the civet of course, whose droppings make for the most expensive coffee in the world, at about $10,000 for a mere cuppa! Madonna never travels without it, one is told!</p>
<p>After harvesting, the coffee berries are transported immediately and the beans extracted either by wet (pulping) or dry (sun drying) methods. When the moisture content is about 11.5%&#8212;coffee experts know that by tasting, they are sent to the blender. Though CCD itself uses just one blend across its cafes, it makes 28 blends, many for sale outside the company. Next came the roasting machines&#8212;three storey high machines that purred and whizzed and hissed almost unceasingly. And there&#39;s a new one company. From there is was just a short step to packing, which involves special six-layered packs that let the heat escape but not the aroma, so that when you open the packet, you still smell fresh coffee. Don&#39;t ask me how.</p>
<p>Felix Daniel Mathew, Manager, F&#038;B, took us through the intricacies of brewing. We were meant to master the skill of not just making the perfect coffee, but also those beautiful hearts and flowers that top the cups! We may not have got that right, but between learning the right fruit to pick to the right grinding proportions, a cup of coffee no longer remained just that. It is a work of art!</p>
<p>Brewing success</p>
<p>Caf&#233; Coffee Day is soon going to reach its long cherished target of a 1,000 cafes. By far India&#39;s largest beverage chain outlet, its rapid progress over the past few years have seen it set standards for the sector. As CCD rolls out its new look and repositions itself, Alok Gupta, Director, Caf&#233; Coffee Day explains to FE the motivations and the path ahead.</p>
<p>CCD already has more than 800 cafes. What is the potential number of cafes for India?</p>
<p>We have about 850. We&#39;ve recently opened in new locations such as Srinagar, Gangtok, Rourkela, Kodaikanal and many others. We are opening about 18 to 20 per month. We are targeting about 950 to 1,000 by March 2010. Overall, we think the market can have about 2,000 to 2,500 cafes. After the first thousand, we shall assess our further progress. We are rolling out our new look.</p>
<p>Where did the new look come from?</p>
<p>Our research tells us that the consumer is looking for new, trendy stuff. The cappuchino remains our top seller, but we also see that the consumers are getting more experimental and trying out new drinks. The logo has changed shape from the famous red and white square. We are observing differences in F&#038;B preferences. Our food sales are going up, the younger consumers are preferring cold beverages. Shadow drinks such as Sunset Brew have done well. The lychee drink did well as well, and we are doing Layers, a winter collection with drinks such as the Arctic Sun, where an expresso shot is poured over the drink.</p>
<p>CCD is also diversifying into different categories of cafes. Is the Indian consumer appreciating the difference?</p>
<p>Going ahead, we are categorising all our outlets into three categories&#8212;Caf&#233; Coffee Day, Coffee Lounge and Coffee Day Square. The first Coffee Day Square has opened in Bangalore and is highlighting single origin coffees. There are already about 20 Coffee Lounges and more are on the anvil.</p>
<p>What should we expect in 2010?</p>
<p>We have always tried to predict customer footprint. We believe that an increasing number of Indians will spend more time outside their homes, also increasing their spend on F&#038;B. We shall continue to open in Tier-II, which is reacting favourably. Our new identity is still rolling out. There will be more stores and more trendy beverages. We will expand our offering of caf&#233; style and Indian food.</p>

<p>		        Hi james_fir<span id="more-22"></span>   I may not agree with everything oyu are saying, but hving been a mortgage/finance broker for almost 25 years, I am very uneasy about this situation. Prices just cannot keep going up like this, the fall is definitely coming whether it is this year or next. The USA housing market is down about 15% overall ( repossessions really beginning to bite ) Spain will have a property value drop of an estimated 30% so if you&#39;re thinking of buying in Spain, wait for 12 months then you will have the pick of properties at whatever price you are prepared to pay for them. People buying in Spain are never told that when they sell, the Government takes 35% of any profit they make, and if they sell up for good this becomes 50%. After 5 years residence, the health care they get stops. Every town in the UK is being filled up with new flats   ( sorry, we now have to say apartments ) at ridiculous prices. 90% of them are buy to let investments and are standing empty.<br />
Where I live a friend was buying a Barratts apartment at &#163;142,500, but the valuation came in at &#163;98,000, therefore there was an immediate problem in that the place was seriously overpriced and the mortgage Companies will only lend a percentage of the valuation price so the purchase did not go ahead.
