Business Centers do take away a lot of hassles of renting up a place. Setting up the A/c, flooring, water, security management, Power and the list goes on. It’s a nice concept of a plug and play office which is Internet ready and has all the office furniture already in place.
Since such places are used by their owners for running a business, chances of it being good are high. The Business Centre would have a good ambience, which is very different from working from home. The entire concept of working from home is for house wives of for people with a lot of discipline and a shoe string tight budget. Sitting at home , a person like me would just play with kids and day dream of success.
Now when we started looking around for places in Gurgaon. All these places were cool but for the prices they would ask, which is 60k. To pay 60,000 INR per month for two seats made little sense to us. We could rent up a small flat in a commercial area and operate it by ourselves. That would give us more privacy and working space. Rather, the real winner of Business centre who offers office space for rent is definitely economical factors. Why else would someone go for a business centre for office space. We approached Rowalim Business centre in Udyog Vihar Phase IV.
The first week of working from a business centre and you start realizing the potential of having an office to go to. People would be quick to use the office address in their visiting cards, brochures, web-sites. It gives them credibility in the market place and a zeal to go to office for work every morning.
I walked into one of those smart yet low budget Business Centre in Gurgaon, Haryana (India). Gurgaon is place where lot of new MNC companies are setting up their offices. This place called Rowalim Business centre is a cute imitation of the Plug and Play offices which we get to see in Santa Clara CA. It has nice bright furniture, office colours, nice wash room, wi-fi connectivity, Air Con, 24 hour security, Power back up, tea and coffee on the house, healthy mix of things one needs in an office. All this and no commitment of time.

r long.When I moved in, it was best value for money I could find. They were charging a mere 5k per month. Imagine the things I was enjoying for 5000 INR per month was far greater in value. These are the kind of places which instantly gives you good vibes. I met the owner of this place, Rishi Arora a young lad from Bangalore.
He owns this place. The name Rowalim was a tongue twister for us though. They even have their website as www.rowalim.com.We struck a deal and I started my branch office here in Udyog Vihar Phase 4. The benefits were for real. We
were sitting amongst the big boys of the industry. Bharti, Toyota, Honda, Hyundai, CII, TCS, India Bulls, MDH, Airtel, Spice Jet, Call Centers, Finance companies, Orient Craft, Polaris. You name it and this place has it. And it’s proximity to the International Airport is a bonus.
The daily utilities are all around. Food, eateries, joints, pubs, malls, entertainment. When we were in no mood to slog anymore, we would take afternoons off to chill out in a near by mall. The malls here are nice and bright. And so many choices to choose from. Guess there would be around 20 malls around this area. Phew!
Had we tried to set up a a place like this on our own, we would have spent at least 5 times the money. This was a wise decision and we discovered a lot of additional benefits of working from a business centre. We were networking with other guys who had come to the business centre. There were companies who were setting up branch offices, trying new business models, Start up companies etc. Rowalim Business Centre helped up to network with them, establish strong working relationship and we were even doing business with a couple of those companies. To us it made sense to talk to these Rowalim Business Centre guys. What suits you best. You decide.

Buying your first home can be exciting but there is a lot to know. Buying a home will depend on real estate laws and customs where you are located but there are basic steps that every first homebuyer needs to accomplish.
Step 1- Your Finances
Establishing credit is very important especially when you are looking to purchase a large investment like a house. Your credit reports reflects how you manage your finances. Study your credit report and your financial history so you are familiar with it before applying for a mortgage. These reports will be needed for the mortgage approval process in finding out the interest rate and other loan terms.
Step 2- Familiarize Yourself with the Mortgage Industry
Do your research. Finding the right loan and lender is extremely important to your home buying success.
Choose the lender that is best for your needs but be sure to understand the loan process as much as you can before talking to a lender so you don’t feel completely lost.
Step 3- get Pre-Approved for a Mortgage
Once you talk with a lender, you should be given an estimate of how much you can afford for a house.
Being pre approved can help you in a variety of ways. So if a home seller gets two offers, one being yours with a pre approved letter from your bank saying you have been approved for the amount offered, and then there is the other person with no letter, your chances of getting the house are much better.
Step 4- Determine what you Want and what you need
Buying a home isn’t as challenging as most think. If you familiarize yourself with the real estate market and narrow down what you want and need before buying house the process will run a lot smoother.
Be sure to understand agent duties and devotion because some real estate agents represent buyers, sellers, or both or depending on the state they can work as neutral facilitators for either party.
Step 6- Start Searching for your New Home
Your agent will most likely give you multiple listing sheets to review. You might have also picked up a real estate magazine in your area and found a house through that, shop online, or find ads in the newspaper. Other ideas can be driving around the neighborhoods that have houses for sale. Either way you look, consider these home buying search tools in your search.

When looking at houses be sure to look at its structure and features which can help determine if its something you want or not.

There’s no one specific set of instructions that cover all the differences in real estate laws and customs that exist throughout the United States, so when putting in an offer on a house, it will depend on your location.
Step 9- House Inspections and Other Tests
Some states allow home inspections before the final contract is signed where as in other states inspections take place after the contract is signed. No matter when you have to do them, it’s very important to decide which inspections and tests you want done.
Discuss with your real estate agent or if you don’t have one, then an advisor to find out when inspections should happen and if additional types of testing are needed for a specific area.
Step 10- Avoid having to Correct Last Minute Problems
As the closing date approaches, everyone involved in your real estate transaction should be checking the progress on a daily basis. That way if a problem arises it can be taken care of right away.
Step 11- Closing
Closing, also called settlement, is the event that transfers ownership of the property from the last owner to you.
